Powered Land

Ready-to-Build

Astor converts metropolitan and network edge land parcels into power-connected and permitted RtB data centre sites, unlocking plot potential for landowners and expediting visibility and speed to market for AI, hyperscale and enterprise compute customers. Astor delivers end-to-end across the pre-construction life cycle: grid reservation, connection agreement, technical design and planning consent to RtB.

Astor targets sites located on Europe’s essential terrestrial and subsea cable routes, positioned to serve colocation, interconnection and low latency ecosystem demand. Post-RtB, Astor constructs and manages delivery of the facilities through to commercial operations.

No handoff, no expertise leakage, no lost momentum.

Key Site Criteria

Sites are selected on the basis of superior power availability per sqm, proximity to grid infrastructure and interconnection potential.

≥ 60 MW IT grid reservation
≥ 20,000 sqm GFA
≤ 5km proximity to network infrastructure
≤ 5km proximity to

FAQ

Data Centres

Agile Solutions for Every Workload

Astor facilities are built utilising a proprietary reference design capable of serving a broad range of power density requirements within a single facility. Astor facilities serve both wholesale and retail customers in four core activities: AI inferencing, cloud compute, colocation, and connectivity. Facilities are 100% renewables-powered, delivering fast, responsive capacity close to the point of end-use, where traditional build-to-suit designs are constrained by ageing grid infrastructure.

Typical Project Criteria

All sites must have pre-approved expansion beyond 24-32 MW first modules.

1.2 Power Usage Efficiency (PUE)
24-32 MW first modules over 2 floors
≥ 2x pre-approved expansion capacity
≥ 2-120 kW racks
Air and liquid cooling flexibility

Margaux Platforms

About Margaux Platforms

Astor was launched in 2026 by Margaux Platforms, a London-headquartered private investment firm focused on building, owning and scaling flagship businesses across OECD markets.

ESG

Responsible by Design

Astor adopts best-in-class Environmental, Social and Governance (ESG) practices in all aspects of its operations.

COMMUNITY

Astor is a positive neighbour. Local authorities and communities are involved from the earliest stages of development, and each site draws on local architecture to ensure a building’s materials and street-level presence sit naturally within its surroundings. Our base principles include heat off-take to local networks and integration with local community engagement initiatives.

POWER AND WATER

Astor facilities are 100% renewables-powered and can provide local onsite flexible power generation engineered to market-leading efficiency standards of 1.2 PUE.

ENVIRONMENTAL

Astor leverages green building design initiatives including AdBlue after-treatment to reduce diesel back-up generator emissions and waste-heat utilisation strategies including direct feed of waste heat into district heating networks.

PLANNING AND PERMITTING

Every Astor site undergoes ecological, hydrological and heritage surveys before a planning application is filed, alongside an assessment of its waste-heat recovery potential.

GOVERNANCE

Astor is governed by a Board of Directors administered by Margaux Platforms.
